Property expenses can include utilities (including telecommunication), community charges, property taxes and insurance. Lease agreements specify if tenant or owner is responsible for the various charges.

COMMUNITY.
1. If tenant is responsible for community expenses they may be paid to owner or community.

PROPERTY TAXES.
1. If tenant is responsible for property taxes may be paid to the owner or city.

INSURANCE.
1. Insurance must always be contracted directly by tenant.

UTILITIES.
1. Typically tenants are responsible for utility costs as fairly determined by the owner. This page outlines options on how utility costs can be fairly determined in case they are not separately metered. Owner may collect cost directly or employ a third party service.

UTILITIES SHARED REIMBURSEMENT OPTION 1.
1. Owner collects estimated cost monthly based on previous year average.
2. Allocation of cost of bills is based by floor area of rental unit.
3. Cost charged monthly is only an estimate.
4. Tenant receives credit or pays extra at end of year when bills tallied.
5. Owner updates monthly cost each year based on previous year bills.
6. Bill copies can be requested or seen on property marketing webpage.

UTILTIES SHARED REIMBURSEMENT OPTION 2 FOR US ONLY.
1. Owner may contract 3rd party to calculate distribution and bill tenant.
2. 3rd party bills tenants directly for utility cost & monthly fee about $5.
3. 3rd party service fee is offset by 5-15% of utility being paid by owner.
4. 3rd party allocates shared utilities based on floor area or occupants.

UTLITIES SHARED REIMBURSEMENT OPTION 3 FOR CONDO ONLY.
1. Water, sewer, trash and gas are all paid as part of the HOA fees.
2. Based on utility cost for similar 3 person occupancy properties it is estimated that half the HOA fee goes towards the utilities.
3. So tenants reimburse half the cost of the HOA monthly cost.
