TENANT: ACCESS TO OTHERS

1. GENERAL.


IMPORTANT.
1. Procedures are similar for owner, helper, neighboring tenant + vendors.
2. Procedures are different for interior + exterior property access.
3. Procedures are different for urgent + non urgent situations.

HOMES ON SHARED PROPERTY.
1. Tenant have obligations to other tenants whose home share a property.
2. Homes may share utilities, sewers, meters, valves or other supply lines.
3. Accessing equipment may require entering neighbor’s outdoor space.
4. Neighboring tenants must provide each other similar rights that would be provided to the landlord themselves to access the property for repairs, maintenance, urgent issues or emergencies.

LOCKBOXES WITH KEYS TO PROPERTY EXTERIOR GATES.
1. May be used by owner, helper, neighboring tenants or service providers.
2. Individuals using lockboxes will be given password for august.ink/lockbox.


ROPERTY VISITS OF OCCUPIED RENTALS.
1. Notice should be provided to tenant a minimum of 24 hours in advance.
2. Tenant may be asked and may agree to a property visit on shorter notice.
3. Notice should be provided by email and followed up with a call or text.
4. When arriving at property owner or helper should call, text, ring door bell, call out and knock on any gates or doors. This should be done regardless of if the tenant is expected to be home or not.

These steps reflect the same steps the property manager or landlord would take on behalf of any tenant but it is impractical and inefficient to have a tenant need to go through the owner or local property manager for something as simple as flipping a circuit breaker or restarting a water heater. It's better that tenants can take care of these issues immediately themselves.

For this reason it is also justifiable for tenant with shared utilities or equipment access, to have a key to gates or locks needed to access those areas.


2. EXTERIOR URGENT.

In an urgent situation, such as the affected tenant’s power or hot water is not working.
- 1st - The affected tenant should text the controlling tenant to inform them of the issue and tell them that they needs to access their property.
- 2nd - If the controlling tenant does not answer the text right away then the affected tenant should call the controlling tenant to inform them of the issue.
- 3rd - If the controlling tenant does not answer the call then the affected tenant should send you a text message to let them know they are going to enter the controlling tenants property to assess the problem.
* Depending on the time, day or night, the affected entering the controlling tenants area may call out to alert them as they enter and approach (day time) or they may enter quietly with a flashlight (night time).


3. EXTERIOR URGENT

In a non urgent situation, such as the affected tenant needing to schedule any electrical work on their house.
- 1st - The affected tenant should communicate with the controlling tenant in advance by email, phone or text.
- 2nd - If the affected tenant can't reach the controlling tenant then the affected tenant should email the controlling tenant with a minimum 24 hours notice of the day and time that they will be entering the controlling tenants property to perform an work.
