1. GENERAL.

TENANT RESPONSIBILITY.
1. Maintenance + repair work necessary for occupancy + use of property.
2. Provide + follow typical standards of use, care + maintenance of property.
3. Repair damage caused by improper use, care + maintenance of property.
4. Keep all utilities turned on during lease.
5. Maintain renters insurance.

OWNER RESPONSIBILITY.
1. Maintenance + repair work necessary due to aging + natural causes.
2. Repair damage or deterioration not caused by tenant use or occupation.


2. RENTERS INSURANCE.


APPLIANCES, FURNITURE, SPORTS ITEMS, PERSONAL PROPERTY.
ISSUE: Loss, theft + damage by any cause.
TENANT: Maintain insurance + file claim if needed.
OWNER: Keep copy of tenant insurance policy.


3. UTILITIES.


WATER, ELECTRICITY + GAS.
ISSUE: Interruption of service.
TENANT: Contact utility company.
OWNER: Make utility account info available to tenant.


GAS METER EARTHQUAKE SHUT OFF.
ISSUE: Earthquake shut off at gas meter is triggered and shuts off gas.
TENANT: Press reset, contact gas company or get professional diagnostic.
OWNER: Will cover cost of damage to system if not caused by tenant.


4. EXTERIOR.


LANDSCAPE.
ISSUE: Water plants + prune to keep size, info at august.ink/garden.
TENANT: Hire professional or self perform.
OWNER: Periodically check the tenants conformance.


ROOF GUTTERS + DOWNSPOUT.
ISSUE: Debris collect + enter that prohibit water to flow.
TENANT: Clean out or hire profesional.
OWNER: Will cover cost of damage to system if not caused by tenant.

 


5. APPLIANCES.


ALL APPLIANCES.
ISSUE: Damage or poor function from improper use, care + maintenance.
TENANT: Follow manufacturer standards or get professional diagnostic.
OWNER: May cover cost of repair or replacement depending on diagnostic.

GAS POWERED COOK TOPS + OVEN PILOT LIGHTS.
ISSUE: Damage or poor function due to improper care + maintenance.
TENANT: Clean + maintaining burners or get professional diagnostic.
OWNER: May cover cost of repair or replacement depending on diagnostic.

FRIDGE + FREEZER.
ISSUE: Damage or poor function due to improper care + maintenance.
TENANT: Clean condensation drains, defrost or get professional diagnostic.
OWNER: May cover cost of repair or replacement depending on diagnostic.

DISHWASHER.
ISSUE: Damage or poor function due to improper care + maintenance.
TENANT: Run with salt, load properly or get professional diagnostic.
OWNER: May cover cost of repair depending on diagnostic.


GARBAGE DISPOSAL.
ISSUE: Damage from inappropriate use or objects allowed in.
TENANT: Push reset button, adjust w/wrench or get profesional diagnostic.
OWNER: May remove appliance depending on diagnostic.

CLOTHES WASHER.
ISSUE: Damage or poor function due overloading + inappropriate use.
TENANT: Always load appropriately or get profesional diagnostic.

DRAIN PIPES SIPHON.
ISSUE: Clogged or slow draining caused by hair or other foreign material.
TENANT: Clean out drain siphon or get professional diagnostic.
OWNER: May cover cost of service if issue is caused by rust or plant roots.


DRAIN PIPES.
ISSUE: Clogged or slow draining caused by blockage in pipes.
TENANT: Plunge, snake or get professional diagnostic.
OWNER: May cover cost of service if issue is caused by rust or plant roots.


8. ELECTRICAL.


LIGHT BULBS.
ISSUE: Light bulbs burns out from use.
TENANT: Replacing to match existing.
OWNER: May provide information on where to purchase matching bulbs.


CIRCUIT BREAKERS.
ISSUE: Circuit breakers switching off because of overload
TENANT: Do not overload single circuit or get professional diagnostic.
OWNER: May cover cost of new circuits + outlets depending on diagnostic.


9. DOORS, WINDOWS + SCREENS.


DOOR HINGES + HANDLES.
ISSUE: Loosen from normal use or damaged by brute force or weight.
TENANT: Tighten or replace hardware or get professional diagnostic.
OWNER: May cover cost of service depending on diagnostic.

DOORS + WINDOWS STICKING SHUT.
ISSUE: Paint layers, building settling or loose hardware impeded operation.
TENANT: Do not paint doors + windows, get professional diagnostic.
OWNER: May cover cost of service depending on diagnostic.


GLASS.
ISSUE: Glass cracked or chipped from improper use.
TENANT: Hire professional to replace.
OWNER: May cover cost only if damage proven to be from previous tenant.

SCREENS.
ISSUE: Ripped material, bent frame, improper installation or missing.
TENANT: Repair or replace, or hire professional to repair or replace.
OWNER: May cover cost only if damage proven to be from previous tenant.

 


10. PAINT, COSMETIC + STRUCTURAL.


WALL, CEILING + TRIM PAINT.
ISSUE: Damage from tenant including hardware, stains, scratches + dirt.
TENANT: Patch + paint.
OWNER: Provide paint info + cover cost for natural chipping + discoloration.


TERMITES.
ISSUE: Signs of termites inside house.
TENANT: Notify owner.
OWNER: Will provide contact info and pay professional to meet with tenant.


11. RESOLUTION.


INITIATING RESOLUTION.
1. In some cases it is required that the tenant obtain professional diagnostic in order to determine the cause of the problem.
2. Owner may suggest service provider to diagnose/repair problem.
3. Tenant schedules diagnosis/repair.
4. Repair under $250 no approval needed, automatically approved.
5. Repair over $250 proposal should be emailed to owner for approval.
6. Owner may pay service provider directly if possible, or tenant may pay.
7. Depending on cause of issue the cost will be the owner or tenant’s to reimburse.

IF TENANT WANTS TO PERFORM ANY WORK.
1. Tenant may propose a cost to the landlord to do any work themselves in case they are able.
2. The tenant should provide the proposal to the landlord by email.


USE OF LOCAL HELPER.
1. Though it is less preferred, the owner may involve a local helper to help facilitate repairs in case the tenant is unwilling.
2. The cost of the local helper would fall on the tenant in case the issue is determined to be necessary due to tenant occupancy and use.

DOCUMENTATION + BILLING.
1. Any work to be paid by the owner must be documented.
2. Photos of before + after.
3. Invoice with work date + description.
4. Contact information for any service provider.
5. Copies of any expense receipts to be reimbursed.
