BASICS.
1. LEASE START DATE: Maximum 15 days from tour date.
2. LENGTH OF CONTRACT: 1 year minimum, 2 year preferred.
3. REFUNDABLE DEPOSIT W/FICO OVER 700: 1.5x monthly rent.
4. REFUNDABLE DEPOSIT W/FICO UNDER 700: 2x monthly rent.
5. PETS: One time $500 fee, monthly pet rent $50 per cat, $75 per dog.
6. LEASING AGENCY FEE: Charged by agent if tenant uses agent.
7. RENTERS INSURANCE: Required, tenant responsibility.

UTILITIES (WATER, SEWER, TRASH, ELECTRIC, GAS, INTERNET).
1. UTILITY INCLUDED: None.
2. UTILITY PAID TO PROVIDER: Internet.
3. UTILITY PAID TO OWNER: Water, sewer, trash, elec, gas ~$113/mth.*
*Utility estimate based on previous year + occupancy, actual may vary.

APPLIANCES.
1. APPLIANCES PROVIDED IN KITCHEN: Range, fridge, dishwasher.*
2. APPLIANCES PROVIDED IN ADDITION: None.
3. APPLIANCES SPACE PROVDED FOR: Clothes washer.
*Appliances come from previous tenants, owner doesn't repair.

FURNITURE.
1. FURNITURE INDOOR: Bed frame, wardrobe, kitchen hut.
2. FURNITURE OUTDOOR: Dining table.

ADDITIONAL RESPONSIBILITIES.
1. LANDSCAPE MAINTENANCE: Required, tenant responsibility.
2. EXPENSES OF COMMUNITY: Included in base rent.

1. PRIVATE: Garage structure and yard areas immediately adjacent to it.
