APPLICATION REQUIREMENTS.

BASICS.
1. APPLICATION COST: $60 for LA background check, by agency in BCN.
2. INCOME REQUIRED: Net income equal to 2.5 times the monthly rent.
3. COSIGNER/GUARANTOR: Required for tenant w/low income/bad credit.

PROOF OF IDENTITY.
1. Minimum 1 form government ID with a photo.
2. Type of ID depends on location and nationality.
3. In Los Angeles a US drivers license it the most common used ID.
4. In Barcelona a Passport and National ID are the most common used ID.
5. Foreigners must show passport as well as local identification and visa.
6. Other government issued ID with a photo may be acceptable.

PROOF OF INCOME (REGULARLY EMPLOYED).
1. Pay slips covering the most recent 3 months (Required in LA + BCN).
2. Work contract showing all pages (Optional in LA, required in BCN).

PROOF OF INCOME (NOT-REGULARLY EMPLOYED).
1. Personal annual income tax declaration prior year (Required LA + BCN).
2. Last two social security payments. (Optional in LA, required in BCN)
3. Business registration (Optional in LA and BCN).

PROOF OF INCOME (RETIRED OR STUDENT).
1. Pension certificate issued by social security (Required in BCN no LA).
2. Proof of enrollment in school (Required LA + BCN).

ADDITIONAL DOCUMENTS FOR BEST APPLICATION.
1. May be required depending on location or overall applicant profile.
2. Landlord + professional references (Required in LA, optional in BCN).
3. Bank statement (Required for guarantors + not regularly employed).
4. Bank certificate of no incidents (Not applicable in LA, optional in BCN).
5. Bank guarantee (Not applicable in LA, optional in BCN).

TERMS OF RENTAL TYPICAL.

BARCELONA.
1. LEASE START DATE: Maximum 15 days from tour date.
2. LENGTH OF CONTRACT: 1.5 year minimum, 2 prefered.
3. REFUNDABLE SECURITY UNFURNISHED: 2x monthly rent.
4. REFUNDABLE SECURITY FURNISHED: 3x monthly rent.
5. PETS: One time €500 fee, monthly pet rent €50 per cat, €75 per dog.
6. LEASING AGENCY FEE: Charged by agent if tenant uses agent.
7. RENTERS INSURANCE: Required, tenant responsibility.

UTILITIES (WATER, SEWER, TRASH, ELECTRIC, GAS, INTERNET).
