PRE APPLICATION CONSIDERATIONS.


IMPORTANT.
1. Application has 3 parts; Form, Support Docs, Background Check w/Fee.
2. Without all parts an application is not complete.
3. Applications are given priority in the order received.
4. Applications that submitted partially and incomplete are often overtaken by applicants that quickly provide the complete application package.
5. The goal is to proceed quickly with tour, application, and signed lease.
6. Collecting applications is not the objective.
7. Advertising and tours continue until application and lease is finalized because not all applications are approved and sometimes approved applicants back out so later applicants may still be offered a lease.


WHEN TO APPLY.

1. Applicants feeling enthusiastic about a property should apply immediately.
2. Frequently multiple applications are received before first scheduled tour.
3. In other cases a property may be available for some time but then
receive multiple applications simultaneously.
4. Applications received simultaneously are screened equally and a lease offered to the most qualified applicants.
5. The application requests some personal info so it’s understandable if applicants want to wait until after meeting in person and seeing property.
6. Hesitant applicants may fill out a tour questionnaire that is shorter and with less personal info than the application.

QUESTIONS ON INDUSTRY STANDARDS?

WHO NEEDS TO PROVIDE A COMPLETE APPLICATION.

1. Each adult tenant or cosigner must individually complete all parts of the application package and pay application screening cost.
2. Cosigners application requirements are the same as a tenant except they may not need to list prior residence and work, only current.

STEP 1: PAY SCREENING COST.
1. Cost as of June 2022 set by state law is of $59.07.
2. Payment information on webpage august.ink/pay.

STEP 3: COMPLETE APPLICATION FORM.
1. Do not submit application form until after paying screening cost.
2. Complete the application form provided digitally at the end of this page.
3. Fill out the form and click the submit button at the end.
4. Owner will receive a copy of the completed form by email.
5. The application form questions are standard.
6. In case of applying before touring, if the applicant does not feel comfortable providing some information before meeting in person, they may withhold that information and make a note explaining why.
7. Missing information can be provided later.


STEP 4: APPROVE SCREENING EMAIL.
1. Owner will order background check when app fee + form are received.
2. Applicant will receive email from 3rd party company that provides service.
3. Applicant must look out for email with a link and take action to approve it.
4. Applicant should check spam folder if they do not see email.
5. This a 'soft' credit check it doesn’t negatively affect applicant credit.

STEP 5: EMAIL SUPPORTING DOCUMENTS.
1. Provide all documents as listed at august.ink/terms.
2. Document files must be PDF or JPG files, in focus + oriented correctly.
3. Email document files to the owner at august.heinrici@gmail.com.

STEP 6: OWNER REVIEWS APPLICATION + CHECKLIST.
1. FEE: Received, background check ordered approved by tenant.
2. FORM: Filled out completely.
3. OMMITED INFORMATION: Tenant must complete any missing info.
4. LANDLORD REFERENCES: Phone + email for current + 2 previous.
5. EMPLOYER REFERENCES: Phone + email for current + 2 previous.
(Must be person that that can verify current wage + length of employment).
(Self employed may provide phone + email for professional reference).
6. PHONE INTERVIEW: Owner will schedule a phone call w/each applicant.

STEP 7: APPROVAL OR RESPONSE TO APPLICATION.
1. Owner responds to applicants with lease offer or reason otherwise.
