TO SCHEDULE A TOUR.

Tours are typically done after talking by phone. I am living abroad in Spain so the best way to connect is through WhatsApp where my number including the Spanish area code is +34.652.099.664. Voice calls or text messages are welcome.

Spain is 9 hours ahead of PST, so it is best to call or text as early in the PST morning time as possible. I am usually available up until 10am PST, though calls or texts are welcome anytime and will be responded to when possible.

Always include your name in the first message. After completing some tenant screening steps there is a local assistant that is able to show the property.

BEFORE TALKING BY PHONE APPLICANTS ARE REQUESTED TO.
1. Review property specific info through the webpage: august.ink/market.
2. Review the lease terms on webpage: august.ink/terms.
3. Review the application information on webpage august.ink/apply.
4. Review google maps or drive by the property to know the location.
5. Greatly appreciated is the completion the tour questionnaire on this page.
6. From reviewing all photos, site plan, google maps and lease terms the applicant should have a complete understanding of the property and the lease terms. Talking by phone should clear up all doubts. Touring property should be done when there is near certainty that the applicant wants to move forwards with an application.

REASON FOR TOUR QUESTIONNAIRE FORM.
1. Provides the owner some info about the prospective tenant before talking.
2. Depending on circumstances vacancy ads can receive 30 emails per day.
3. Tour questionnaire helps screen for qualified well matched applicants.
4. The goal is to minimize unnecessary phone calls and property tours.

INSTRUCTIONS FOR TOUR QUESTIONNIARE FORM.
1. Scroll to the bottom of this page to fill out the form and press submit.
2. Owner will automatically receive a copy of the completed form by email.

TALKING BY PHONE.
1. Together owner and prospective will review the tour questionnaire.
2. Determine if the prospective applicant and property are a good match.

SCHEDULING TOUR.
1. Typically tours only scheduled after talking by phone.
2. Schedule a tour by discussing 3 possible days and times that could work.
3. Owner will then check with the local helper and tenant.
4. Typically a minimum 24 hours notice is needed to notify current tenants.
5. Tenants may be more flexible depending on the time requested.
6. Rarely but in some cases tenants may move out before the last day of their lease and then it is easier to schedule the tour.

TOUR FORMAT.
1. Tour format may be a hybrid of scheduled meetings and open house.
2. Depending on demand tours are grouped or at closely staggered times.
3. Prospective tenants may be invited to tour without a phone call if a specific open house hour is already scheduled.

DAY OF TOUR.
1. Tours are not completely open house it is appreciated if prospective tenant notify the owner in case they can’t make an arranged time.
2. Owner will share the contact info of the local helper via WhatsApp.
3. Prospective tenant only needs to contact the local helper in case they have trouble finding the property.
4. Generally the helper is their to provide access and show the property but questions should be directed to the owner after the visit.
